They want space, contact with nature, a swimming pool, or a ranch to ride their mare. These Monegasque residents would like to acquire a second home in France, in the French Riviera or in the Var. On the other hand, others are looking for properties in the Principality of Monaco, known for their top-of-the-range amenities, including a swimming pool, spa and gym.

Many British, Scandinavians and Russians make up 7 to 8% of the business volume for Nice Properties. “Search mandates rarely go below €2 million. Residences near Monaco (Roquebrune, Beausoleil, Peille, Peillon, La Turbie) are very popular. Those looking for more natural surroundings prioritise inland areas north of Nice. We have sold some beautiful villas in Falicon and Aspremont at 2.2 and 2.7 million”, explains the agency’s director, Michael Fusaro. Some of our clients prefer to acquire a property near the vineyards in the Var (Canton of Faïence, Callian). “We are usually asked for turnkey properties that are ready for people to move into, sometimes fully furnished right down to towels and crockery. They want to be efficient with their energy and time…” says Michael Fusaro. What are the most frequent requests from these Monegasques?
Major events in Monaco may also encourage people to move or acquire second homes. While the Cannes Film Festival is not very good for business, because the town is blocked off, there is a genuine Grand Prix effect in Monaco. “After the event, we always have five or six times more requests than the previous weekend. If we receive 10 requests, the conversion rate is 20 to 30%”, observes Michael Fusaro.
Is a swimming pool, spa or gym a deal-breaker for your choice of residence?
